Replete with luxuries that define high-end living, Dubai's villas attract a steady stream of buyers and tenants throughout the year. The numerous villa communities spread across Dubai not only offer residents a serene and secure setting for raising a family, but also provide amenities that make those missing out envious of your privilege.

Despite many observers claiming that the fall in oil prices was seriously denting the realty sector in the UAE, the interest of people from around the world only appears to be increasing with each passing day. Sharing insights from its database, UAE real estate portal Bayut.com said searches for rental villas in Dubai went up by more than 500% in the first six months of 2016 (H1 2016) compared to the same time period in 2015.

The rise in interest could be a result of the price rationalisation the Dubai real estate market has undergone over the past one year. The price correction has made larger spaces much more affordable for a lot of residents, many of who could now be considering moving into spacious villas.

Popular areas

The data shared by Bayut.com further revealed that the most popular locality among users looking for rental villas in H1 2016 was the suburban Dubailand. The area received a majority 9.7% of all searches undertaken for rental villas. Dubailand offers tenants a fresh stock of homes in a peaceful living environment, a factor adding to its rising popularity. Average rent in the area in H1 was recorded at AED 241,000.

Next on the popularity list with close to 8% of search hits was Mirdif. The area lies in the city's suburbs right next to the famous Muhrif Park and close to Dubai international airport. Average villa rent in the area remained AED 160,000 in H1 2016.

Villa in Jumeirah locality of Dubai bagged the third spot. Residential options here lie close to the beach as well as numerous landmarks, including the Safa Park and Dubai Zoo. The area attracted 7.5% of all search results, while average rents hovered around the AED 307,000 mark. Fourth in terms of popularity was Al Barsha community that lies on the banks of main Sheikh Zayed Road. Average villa rent in the area in H1 was AED 282,000. The fifth position went to Arabian Ranches that garnered 6% of all searches. Though the locality lies away from the city centre, its green spaces and peaceful setting attract a large number of households each month. Villas in the community commanded an average rent of AED 246,000 in H1 2016.
