Arab Finance: Red Sea destination El Gouna, developed by Orascom Development (ORHD), has launched “Nuba El Gouna,” its first fully serviced apartment project, introducing a residential offering that combines hotel-style amenities with integrated property management, as per an emailed press release.

The project is managed by Orascom Property Management, covering operations, maintenance, furnishing, and rental management.

The model provides homeowners with ready-to-live and ready-to-rent units, positioning the development as both a residential and investment option.

“Nuba El Gouna” is designed to integrate hospitality, wellness, and everyday convenience into a single living environment.

The development features a two-year delivery timeline, allowing for early utilization.

Amenities include a sandy pool, 24/7 concierge and reception services, housekeeping, spa and wellness facilities, a gym, a yoga area, landscaped courtyards, and a co-working lounge.

The project is located between West Golf, West Villas, and North Golf, with proximity to Downtown El Gouna, supporting accessibility within the town.

The launch comes as part of El Gouna’s ongoing expansion plans, with business development activities continuing in 2026.

Architecturally, the project builds on El Gouna’s long-standing design approach, developed in collaboration with Athens-based studio block722 and Time Designs Studio.

The design draws on Nubian architectural elements, including domes, soft curves, and sandy tones that align with the surrounding landscape.

“Nuba El Gouna” offers one- and two-bedroom apartments, targeting individuals and families seeking serviced residential units.
