A 22-year-old Bahraini has become the first woman and the youngest in the kingdom to receive a licence to value properties worth up to BD10 million.

Mayan Adnan Mahmood received her Tier B Certified Valuer Licence from the Real Estate Regulatory Authority (Rera) on December 23 “after months of hard work, research and dedication”.

It allows her to value residential, land, commercial and development projects worth up to BD10m. She now aims to achieve Tier A in the next 24 months which will allow her to assess properties with an unrestricted monetary value.

Ms Mahmood recently graduated from the UK University of Reading with a Master’s degree in Real Estate Valuation following a Bachelor’s in International Business and Management from the University of Tampa, US, in 2018.

Real estate blueprints and masterplans fascinated her at a very young age as her father has been in the business for more than 25 years.

“My father is the founder of a major real estate firm and I have been going to the office with him since a young age,” she told the GDN.

“I was naturally drawn to the field – more so as not many Bahrainis have made a mark here.

“I saw an opportunity to differentiate myself.”

She completed studies abroad and then set on the path to acquire a valuation licence.

“I wanted to be the youngest Bahraini to get this licence and putting myself on that path was a long journey,” she said.

She was unfamiliar with Bahrain’s real estate laws, with her post graduate study focused more on UK regulations.

Another challenge was the inability to network with people of her age as few youngsters have entered the niche-field.

“Getting the actual licence was a moment I will never forget as it included months of preparation, research, dedication, exams and hard work.

“I’m really grateful for all the support I received from older professionals in the field as well as the support from Rera.

“I have achieved my goal and now I am set for more.

“I want to earn the Tier A Certification which will allow me to value properties and land with unlimited financial value. It’s the highest Tier Valuation in Bahrain.

“There are currently only nine people in Bahrain licensed to do so (Tier A) – and only one of them is a Bahraini,” she said.

She also hopes to be an internationally recognised valuer worldwide as she continues to search for opportunities for growth.

Ms Mahmood urged young people to chase their passion regardless of the obstacles they may encounter.

“You’re going to face challenges but you can overcome them, so just go chase your dreams.”
