  • Small companies could avail a full office for Dh4,000 per month with space for five employees
  • Start-up funding in the Middle East and North Africa region jumped 31% to US$893 million (Dh3 billion) in 2018

Dubai, UAE: Star Business Centre, which operates three business centres in Dubai, has launched a flexi-desk package for start-ups and small businesses, for Dh833.33 per month that includes rent of office space, utility, telecom as well as support services including maintenance, secretarial and Ejari rent registration services.

Star Business Centre has also launched complete office package for small companies that includes fully-furnished office that can accommodate up to six people, Dubai Land Department’s Ejari rental package, utilities, telecom, secretarial and maintenance all for just Dh4,000 per month.

The current supply of flexible office space stock in Dubai is around 700,000 square feet from 55 projects, according to Jones Lang LaSalle (JLL), a global real estate advisory. This is about 1 percent of the total office space stock in Dubai.

JLL forecasts this could grow to about 5 per cent by 2022. In comparison, there are 110-plus such locations in Tokyo and more than 210 in London alone.

Star Business Centre also helps new investors to set up companies at a very cost effective price that reduces operating cost to bare minimum. The new packages will help the new start-ups to get going with minimum cost.

Star Business Centre is an initiative of Samana Group aimed at helping small businesses and start-ups to grow. They are located at Business Bay and Jumeirah Lake Towers.

“Office rents could be a burden for many small businesses and start-ups. With the new cost-effective packages, Star Business Centre is helping companies save up to Dh60,000 per annum, which is a substantial cost savings,” Imran Farooq, Group Chief Executive Officer of Samana Group, says.

“Star Business Centre offices are fully furnished and come with elegant interiors, free utilities, telecom facilities, maintenance and secretarial services – that reduce the operational hazards and helps companies focus on their core business.

“The new packages are receiving good response from the small businesses and start-up, while existing small businesses are relocating to our business centres to save costs and operational hassles, as our efficient team members take care of the paper works that helps the companies to focus on their core business.”

Company officials can also avail parking space for a small additional fee.

The number of co-working spaces worldwide is projected to soon cross 20,000 and reach 25,968 by 2022, an increase of 42 percent from 2019, according to reports. This would also mean that there has been an average increase of 2,595 new spaces every year since 2015.

Demand for co-working space in the UAE is set to grow due to changing economic environment and the changing working culture among the young entrepreneurs.

“Young entrepreneurs do not look for the office comfort. Many start-ups are known to have grown in garages. However, what we are providing is five-star services to businesses,” Imran Farooq says.

“Globally the co-working is becoming more popular and fashionable due to the changing work cultures across the world. People like open space to be able to interact and share ideas.

“Existing businesses are also looking at reducing operation costs and for them, a Dh4,000 per month office rent that can host 5-6 working professionals, is a major advantage. This way, Star Business Centre is fulfilling a gap in the market and is becoming a major business enabling facility provider.”
