International Workplace Group (IWG), the world's largest platform for work with brands including Spaces and Regus, has announced a landmark year for network expansion, signing 1,132 new centres to its network in 2025 and opening 782 new workspaces globally.

Delivering on the company's capital-light strategy, an overwhelming 99% of these newly signed deals were delivered via managed partnership agreements. Out of the 782 centres opened in 2025, 769 were capital-light openings, comprising managed partnerships, variable rent centres, franchised centres, and joint-venture centres.

The rapid growth in new locations continues to be driven by property owners and partners seeking to capitalise on the rapidly growing demand for hybrid working. IWG's global network footprint has now expanded by 16% to 4,609 centres, providing an unrivalled capacity to convert any building into a commercially successful operation.

In Egypt, the demand for high-end flexible workspaces continues to be a strategic priority. Egypt remains the largest growing market for IWG globally, adding over 20 centers to its local network. IWG remains committed to its long-term plan to operate 60 centers by the end of 2026, and 150 flexible workspaces across Egypt by 2030, reinforcing its leadership in the country’s evolving hybrid work landscape.

Globally, the vast majority of IWG’s new locations are being opened in the heart of local communities, suburbs, and rural areas. Small towns have seen a dramatic increase in new locations, including towns with populations below 5,000 such as Franklin (Texas), Berwyn (Pennsylvania), and Bloomfield Hills (Michigan), alongside continued flagship expansions in major city centers.

With a total addressable market valued at more than $2 trillion and an estimated 1.2 billion white-collar workers globally, the flexible workspace sector continues to see exponential potential.

“We set out a clear strategy at our first Investor Day in New York in December 2023 for capital light growth to deliver cashflow and business simplification. As we outlined in our Investor Day in December 2025 – this is what we have been delivering on, and we will continue to do so,” said Mark Dixon, Chief Executive Officer of International Workplace Group.

“We continue to have structural tailwinds and a business which is both prepared for and delivering network growth. In the last twelve months, more locations were opened than we had open after fifteen years of operating. We now have over 1 million rooms in over 120 countries with a significant pipeline. This is expected to drive our future growth in revenue, EBITDA and cash flow,” continued Dixon.

As for IWG’s accelerated expansion in Egypt, Marc Descrozaille, CEO for the Middle East, Africa & Asia Pacific at IWG, added: “The use of flexible workspace is growing quickly with business leaders providing their teams with access to a network of locations enabling them to work where they are most productive without the need for long daily commutes."
