AED 410 million property is the highest furnished apartment tower in the world
Dubai, UAE - Arabian Construction Company (ACC) announced that construction work for the AED 410 million Rose Rotana Suites reached a new milestone this month when the core wall reached a height of 264 metres, making it the highest construction point amongst all ongoing projects in the city.
"The accomplishment is by no means a small feat," noted Hassan Auji, General Manager, ACC Dubai. "We have had to deal with major logistical issues because, among other things, we were building in between two existing structures on Sheikh Zayed Road. Delivering these things to this height, especially the structural steel members, was the main challenge."
More importantly, the project is well within the time frame committed by ACC, which has established a reputation for keeping its program commitments. Among ACC's most noteworthy projects include Park Place, Al Mas Tower, Emirates Airlines Headquarters and the Emirates Palace Hotel in Abu Dhabi.
The Rose Tower located on Dubai's Sheikh Zayed Road is the latest landmark to complement ACC's portfolio. Once completed, the tower will stand 333 meters in height making its 72nd and last floor the highest living floor in the Middle East and the tallest hotel/furnished apartment building in the world.
"Construction work on the Rose Rotana Suites Tower has proceeded without interruption from the moment we laid the foundations. The crane has reached a height of 270 meters, and if you look at Dubai from a perspective, no other crane in any other property development stands higher. At ACC, we have built a sterling reputation for excellent project management, hence we have an exceptional track record for completing projects on time," said Auji.
ACC expects to complete the Rose Rotana Suites Project by the end of the year. Auji added, "We began at an outstanding pace, finishing one floor every five days since last summer. We increased the pace beginning this year, by which time we were completing one floor every three days. We anticipate completing the works a few months before schedule."
The project consists of 482 units divided into 434 furnished studios and 48 suites located between the 54th and 65th floor and will offer the guests a privileged unobstructed 360 degree view of the Dubai skyline. The building also includes 6 floors of furnished offices and meeting areas, restaurants & laundry facilities and an adjacent 9 story car park (a swimming pool and recreation center both located on the car park roof) connected to the main tower by a pedestrian bridge.
The project is on a Guaranteed Maximum Price (GMP) contract, which includes the turnkey design, Construction and FF&E.
The project will be managed and operated by Rotana, a reputed international hotel
operator and is intended to service the business traveler targeting the adjacent Dubai International Financial Center and Dubai's Exhibition Center.
