Location
In the southwest of Dubai its sheik, Mohammad bin Rashid Al Maktoum, is about to develop Dubailand".
Falconcity" is a part of Dubailand and follows an idea of Salem Ahmed Abdulla AlMoosa. The urban plan of Falconcity is based on the figureofafalcon,theheraldicanimalofDubai.
About 4.000.000 square metres are to be prepared for different utilisation. The head of the falcon will contain a shopping mall, the wings will be formed of high-class residential houses. Extraordinary projects are spread all about the area. For example the "Dubai Eiffel Tower", the Dubai "Grand Taj Mahal" Hotel, the Dubai "Lighthouse of Alexandria" Residence and the "Grand Dubai Pyramid", which is marking the entry of the quarter.
Dimensions
The "Grand Dubai Pyramid" has exactly the same dimensions as the pyramid in Gizeh (230,40 m x 230,40 m floorareaand 140 m height). The rims are build in an angle of 51. The overground enclosed volume amounds approx. 7.422.000 cubic metres. The total volume including basement garage is 9.216.000 cubic metres, this is equivalent to 512.000 truckloads. The vitreous exterior shell has got an expanse of about 84.000 square metres.
Design/Utilization
The design of the "Grand Dubai Pyramid" is based on the idea of the Pyramid in Gizeh, which was covered with polished lime sandstone. The new build homogeneous gigantic crystal is covered with a glass solar facade. It glows in the sunshine and gleams mysterious in the moonlight.
But the airy, light-floodedandchillyinteriorof the Grand Dubai Pyramid" is totally different to the ancient building. The inside of the pyramid is "cupped". The basement consists of a three-storey shopping mall.
These mall offers, beside of showrooms, a lot of space for restaurants, skating rink, bowling-alley, garden areas and a huge water-landscape. Altogether there is a surface area of about 83.400 square metres for shopping, retail und event.
In the middle of the pyramid interior a striking high rise has its place, containing a conference centre, terraced gardens and a waterfall. The main use of this building with its 16.600 square metres on 24 floorsishoteland/oroffice-business.
Along the inner facade of the pyramid 1060 apartments seam to floatover16 floors, creating 106.000 square metres of living space. There is a distance of 3,5 metres between the two-flooredtubes",leading daylight into the building and making one feel like being outside.
The top contains restaurants and bars. The multi storey construction is hanging like a chandelier under the peak, offering more than 3000 square metres of space.
Between the housing and the restaurant zone a huge observation platform gives free a fantastic view over Dubai, Dubailand and the sea.
Development
The Grand Dubai Pyramid" with its different utilisations and its demands on the development is easier to call a small city than a building.
Pedestrians enter the pyramid via an outside staircase leading to the firstfloor.
46 Elevators with 720 stops take the visitor to every place inside the pyramid. They can be observed running up and down in a slope of 51 along the rims. Apartments, observation platform, the peak and of course the parking area can be reached easily. Vertical elevators connect several levels and open up the high rise in the centre.
A multi-carriage way is leading the road traffic into the building. Supply and disposal, also including the transport by van, takes place on this road and remains unseen in the inner of the building. Several slopes and a rotary traffic(outerdiameter 55 m) open up four levels and approximately 4.500 parking places.
Climate/Daylight
The climate concept has to guarantee a temperature of about 24C in the building, having outer temperatures of 40 and more. The cooling is managed by shade screens, antisun glass, air conditioner and ventilation. The necessary energy is partly produced by a solar plant installed at the outer facade.
Natural daylight is lead into the interior through huge glassed spaces between the housing levels . The shining surface of the "apartment-tubes" operate as light-directing lamellas.

The company was founded in 1959 by Gnter Koschany and is since 1999 headed by the BDA registered Architects Dipl. Ing. Axel Koschany and Dipl. Ing. Wolfgang Zimmer.

The office is mainly present in Germany but has now established links to Great Britain, Dubai, Russia and China which were leading to first projects in Great Britain and Dubai and ultimately led to founding a first office abroad in Dubai 2006.
