Luxury specialists Luke Jones, Paul Clark and Sally Ann Ghai share their expertise on purchasing a luxury golf home in Dubai.

Over 22% of luxury residential sales above AED 5 million were from the golf communities of Emirates Hills, Arabian Ranches, The Lakes and Victory Heights, according to data by REIDIN and analysis by Luxhabitat. This doesn't include the villas sold by the exclusive Jumeirah Golf Estates community, which is a rising golf community development drawing interest due to its DP World Championship Golf Course designed by Greg Norman. AED 893 million was spent on luxury golf properties this first half of the year in Dubai, which is home to several golf championships including the Dubai Desert Classic and the DP World Tour. The villas that feature in these communities not only offer you front seats to the action, they also are beautifully designed and offer stunning views. Most of the villas also come with a swimming pool. All these communities tend to be peaceful and idyllic, amidst all the greenery and upkeep that surrounds it.

The highest volume of transactions comes from the Emirates Hills area, with over half of the sales transactions coming from the area at AED 433 million. However, the Arabian Ranches area sold the most amount of units in the first half of 2015 at 38 units for an average of AED 6.5 million per villa at an average price per square feet of AED 1,402.

In terms of value for Jumeirah Golf Estates, Luxury Sales Specialist Paul Clark reveals that the average price per square foot for a luxury villa in the Flame Tree Ridge and Lime Tree Valley developments is AED 1,600 per square feet for completed villas. The average built-up-area for these villas range from 4,200 to 10,000 square feet. A luxury villa in Jumeirah Golf Estates is available at a price range between AED 8 to 11 million. He states, "Jumeirah Golf Estates is an upcoming brand new community with almost 80% of the villas offering golf course views. The Majid Al Futtaim Group is set to complete a shopping mall in the vicinity as well."

The Arabian Ranches area offers the most value for luxury at AED 1,402 per square feet at an average price of AED 6.5 million for an average built-up area of 4,639 square feet. Luxury Sales Specialist, Luke Jones adds "Infrastructure and brand equity are the true reasons for success for Arabian Ranches. A golf course facing Hattan may have a listing price of 14 million while a pitch facing Polo home with a completed fit out may list for 25 million. Colliers claim that there has been a 10% price drop in the area."
