Despite the challenges of the ongoing pandemic, Abdali Boulevard PSC (ABC), a subsidiary of Abdali Investment Development PSC (AID) experienced a surge in new tenancies and extended existing ones in the last 12 months.

Like so many other landmark districts across the region, Jordan’s leading mixed-use development had to face the multitude of challenges brought on by Covid. But as a testament to its proactive leadership, which including flexible payment plans, a range of attractive, business-friendly amenities and a thorough sanitisation programme, ABC witnessed a spike in interest from new and current tenants – both local and international.

These included Mitsui & Co. Ltd, one of the largest general trading companies in Japan with a worldwide presence and business areas covering energy, machinery, textiles, logistics and finance, and Bigo, among Singapore’s fastest growing technology companies, which chose to expand their office space in The Boulevard at Al Abdali.

His Excellency Amer Al Fayez, President and Chairman of the Board of Directors for Abdali Investment and Development and Abdali Boulevard PSC, attributed the increase in tenancy agreements and expansions to the convenience provided to businesses in maintaining all government stipulated regulations. In addition to the existing infrastructure that supports the businesses in Al Abdali such as the access to the latest technologies in fibre optics, the district cooling and heating systems, and streamlined licensing and regulatory processes.

It also included listening to the challenges faced by some tenants, particularly those most directly impacted by Covid such as retail and F&B outlets. As such, ABC adjusted policies to remove rent charges during quarantine periods and curfew days.

“We had to challenge the traditional mentality of how to eliminate time consuming processes for our tenants and in general care for our stakeholders while maintaining a thriving business – and one that is built on being a community anchor,” Mr. Al Fayez said.

“When I assumed the role of President and Chairman of the Board of Directors for AID and ABC in June 2020, it was right in the middle of the government-enforced lockdowns and general uncertainty of the pandemic. I was immediately faced with the mammoth challenge of managing the sizable reduction of footfall, strain on the mental health of the team and playing a supportive role to our tenants.”

The reduction of footfall was mainly felt in the open pedestrian walkway known as The Boulevard which is host to many favoured local events throughout the year and lined on both side with an array of retail and F&B outlets.

However, regardless of the decrease in footfall ABC has secured new retail outlets over the last year such as Buffalo Wings and Rings, Fish Face, Bun Meets Dough, Chixter, Qahwa BLK and the expansion of Hazzoura. New outlets expected to open soon include Lemon Shisha, Cinnabon and Base Bakery.

Mr. Al Fayez added, “Now that the government implemented restrictions have eased, we are noticing the community slowly being drawn back to shared spaces preferably outdoor that are regulated and provide safe environments.”

“To provide comfort and trust for our community, we had a specialised in-house sanitising team separate from the municipality and added to our security team’s personnel and criteria ensuring crowd control, proper mask wearing, temperature taking and other details,” shared Mr. Al Fayez.
