Kitchen renovations are on the increase as landlords attempt to maximize rental yields by upgrading their property investments in the UAE to appeal to more discerning tenants.

This is according to market research released by leading German kitchen brand, Nolte who has seen a marked interest in demand for quality, yet cost effective, kitchens over the last six months.

"In a region where many consumers rent or buy to let, our market is primarily business to business, but recently we have seen more enquiries from landlords looking to renovate and thereby increase rental income," says Selva Kumar, MD of Nolte Middle East, which is represented by the Universal Trading Company in the region.

"Additionally, many developers are looking to install higher quality kitchens in new sectional title units as investors have realized that a good kitchen can add an additional 10-20% to rental yields. They are typically looking for kitchens with good design that are also highly durable, functional, and able to stand the test of time."

Nolte Kitchens has had a presence in the region since 1990 and launched their flagship store in Dubai during February this year.

"During the property boom pre 2008, investors were less concerned about quality. Nowadays, they are placing quality fittings much higher up on their list of wants," adds Kumar.

Nolte Kitchens has built its reputation for extremely high quality by being one of few brands that is entirely produced in Germany, from start to finish. Because the entire manufacturing processes takes place under one roof, quality is controlled and maintained.

The company, which was founded in 1923, is an innovation leader that repeatedly sets new trends in the market and reinvents itself when it comes to technology and convenience.

Nolte manufactures its products in harmony with the environment. In 2010 Nolte Kitchens became the first German Kitchen brand to acquire both FSC® and PEFC certification. Both are internationally recognized certification systems with a hallmark that's only given to products from socially compatible and environment-friendly forest management.

This year the Nolte Group made a complete switch to eco-power, meaning that all energy usage is derived from hydropower stations in the Rhine River. "The Nolte Group places high value on sustainability. It is important to us that we take responsibility for our environment and for society. We want to set examples with our actions just like we do with our product innovations."

The company's eco-power switch is groundbreaking in that it is the first time that a whole group of companies in Germany makes this step, and to this extent.
