Aconex, www.aconex.com, will provide its online information management service to Gulf Development Real Estate Company's US$300 million Sarab Al Areen (Sarab) project in the Kingdom of Bahrain. Aconex will manage the large volume of information the project will generate and streamline communication between organizations working on the project.
Sarab is a 176,000m integrated commercial development that aims to be the most exclusive retail and residential environment in the region. The retail complex, with 100,000m of leasable space, is strategically located in the center of the development. The mall comprises shops, a cinema and food galleria. The residential component of contains family condominiums and a 300-room hotel. Sarab is part of the $1.6 billion Al Areen complex - a multi-faceted development built over two million square meters that includes health, residential, hospitality, office and entertainment components.
Construction of Sarab is expected to be completed by December 2008. The master plan was designed by Callison Architecture Inc., a Seattle, WA based design company with offices in the US, UK and China. The local architecture, engineering and construction supervising firm is MSCEB, which is jointly managing the project with Davis Langdon.
Teams working on the Sarab project will use the web-based Aconex system to store and manage project information - such as plans, drawings and correspondence - online in a secure, central site. This will allow team members to access information instantly, distribute files electronically and track the status of correspondence - saving time, cutting administrative costs and reducing risk.
With the project likely to generate hundreds of thousands of documents and pieces of correspondence, effective information management will be vital in order to complete the development on time and budget.
Mazen Al-Braikan, Deputy General Manager at Gulf Development Real Estate Company, said: "The Sarab Al Reen project has consultants based all over the world, in locations such as Bahrain, the UAE, Kuwait, Singapore and the US. Aconex was selected to provide a centralized information management solution that will streamline communication between teams."
Mazen Al-Braikan added: "The project will generate a large volume of information, so being able to effectively control this flow of information throughout the design and construction phases will reduce our exposure to risks such as delays, disputes and reworks."
Aconex is the world's largest provider of online collaboration to the construction and engineering industries. The Company services projects in more than 40 countries that have a total value in excess of $100 billion. Aconex is also providing its service to the $1.2bn Lulu Island development in Bahrain, Between the Bridges in Abu Dhabi and a number of commercial, residential, hospitality and infrastructure projects in Dubai.
Leigh Jasper, Aconex Chief Executive Officer, said: "The large-scale, complex developments that are commonplace in the Gulf region often involve teams based in different countries and constantly changing participants. Aconex provides a fully searchable archive of all documentation and correspondence throughout the project's lifecycle, and tracks each document revision and the status of correspondence. This mitigates risks such as information loss and work being carried out using outdated drawings, which can often lead to expensive disputes and delays. The tracking of correspondence, such as requests for information, advice, approvals and variations, means there is an audit trail of 'who did what and when', which increases accountability and project control."
