Dubai: Out of 222 neighbourhoods in Dubai, Muhaisnah Two is the most populated community in the emirate, latest statistics show.

Located along Shaikh Zayed Bin Mohammad Road and bordering Al Ghusais, Muhaisnah Two is home to 163,212 residents, who make up seven per cent of Dubai’s population.

Jebal Ali Industrial One was found to be the second most populated community, followed by Al Quoz Industrial Two, and Karama in fourth place.

The latest figures collected by the Dubai Statistic Centre showed that over 20 per cent of Dubai’s population of 2.2 million people live in these four communities.

The centre explained the statistics collected at the end of 2013, by highlighting the location of several labour accommodation sites in the four areas.

Considering that Muhaisnah Two has the highest concentration of people in the emirate, the majority of its residents are South Asian labourers who reside at Dubai’s largest and most populated labour accommodation known as Sonapur.

While the community doesn’t seem to officially exist, it was given the Hindi name Sonapur, which means ‘city of gold,’ as it was once a burial ground.

Other labour accommodation located in Jebal Ali and Al Quoz are also home to hundreds of thousands of labourers living in the emirate.

As of the end of 2013, figures showed that Jebal Ali Industrial One is home to 5.03 per cent of Dubai’s population with 111,267 residents, followed by Al Quoz Industrial Two, which houses 4.44 per cent of the population with 98,390 residents, and Karama, which is home to 75,393 residents, 3.41 per cent of the population.

Residential areas

Besides the four communities, Dubai Marina and Jumeirah Lakes Tower (JLT) are two areas that are heavily populated with expat residents, said Katie Geeves, Business Development Manager at Acrohouse Properties.

She explained that the close proximity of the beach and easy access to necessary amenities such as schools, pharmacies and supermarkets in both areas make them a desirable community to live in for expats and families.

“Some of the best restaurants, bars and clubs in Dubai are found here which will encourage the ever growing expat community, and the convenience of Shaikh Zayed Road makes it easily accessible to other areas of Dubai,” said Geeves.

According to the Dubai Land Department, JLT has seen the highest number of transactions in the last quarter than any other area in the emirate, said Geeves.

However, while Marina remains the most popular area for families living in apartments, gated communities such as The Meadows, Springs, and Lakes continue to attract families who like to live in villas and are concerned about security, and the availability of parks in the neighbourhood, explained Geeves.

With Dubai’s growing infrastructure, there are several upcoming residential areas in the emirate.

“The trends I am seeing over the past few years are that more people are moving into the second tier markets, places like Jumeirah Village Circle (JVC), Jumeirah Village Triangle (JVT) and Sports City,” she said.

“They are more affordable than the ever rising costs of rent in the more developed areas and mainly offer a larger living space at a cheaper price. The convenience of the Al Khail Road also means you can quickly get to neighbouring areas,” added Geeves.
