KUWAIT: Officials at the Kuwait Municipality said that they have started to reorganize the coastal area starting from the Al-Bidaa Roundabout in the north up to Fahaheel in the south. They said that they also asked for the amendment of the municipal council's decision in this respect, after it had been noticed that the area was only partially approved as a private residential area, and lately it had been noticed that the area was occupied with a large number of recreational activities, which changed its nature and affected the real estate used as private residence. They added that this made the municipality enforce seven conditions to maintain the privacy of the area and those conditions have been sent to the State Minister for Municipal Affairs Musa Al-Sarraf for approval.
A memo issued by the organizing department at the municipality stated that the area had been planned to have a building system that was updated more than once and that it was agreed with landowners to utilize their lands at the coastal strip to construct recreational projects, cafes, restaurants etc., under some conditions to ensure that the area preserved its natural look. The municipality implemented the seven conditions that allows the owners, after the approval of the municipal council to construct such projects.
The conditions implemented are listed below:
1. The project area should not be less than 2,500 square meters.
2. Total building percentage should not exceed 50 percent of the area.
3. To provide necessary parking for the project within the area itself at a minimum of one parking space for each 15 square meters of the total area built.
4. A traffic study to be undertaken for the project approved by traffic and roads department at the municipality.
5. Prepare a study that the site is suitable for the project before giving the necessary licenses.
6. Get the approval of the neighbors for the project.
7. Get the approval of Ministry of Electricity and Water and the Ministry of Public Works before obtaining the license.
In case any of the above conditions are not met with and complied, the application would be rejected.
