Abu Dhabi Rent: 1BR apartment in Al Falah City is the most affordable to rent within its category - AED 30,000 *price median

Abu Dhabi Sale: 1BR apartment in Al Ghadeer is the most affordable to buy within its category - AED 710,000 *price median

Abu Dhabi, UAE. April 21st 2015. dubizzle, the leading classified website in the UAE, published its Q1 2015 property trends report offering the public a bigger picture on the average sizes and prices of homes in some of the most popular communities in Abu Dhabi. Data was compared between Q1 2014 and Q1 2015.

Abu Dhabi Rent: It was identified that one bedroom apartments in Abu Dhabi Island experienced the largest shifts in rental price from AED 62.5K to AED 70K since Q1 last year, followed by Al Reem Island from AED90K to AED 95K for the same period. Khalifa City A was the next in line with an increase from AED 45K to AED 50K, with a median size of 700sqft and the highest number of ads posted on dubizzle for the same category - hence highest number of supply.

Abu Dhabi Sale: Abu Dhabi selling market too saw price increases. The one bedroom apartments in Al Reem Island experienced the largest shifts in selling price from AED 1.24M to AED 1.31M since Q1 last year, followed by Al Raha Beach from AED 1.49M to AED 1.5M for the same period. Al Reef was the next in line with an increase from AED 813K to AED 863K. 1BR apartments in Al Reem Island, Tamouh Marina Square with a median size of 915sqft had the largest share of ads posted on dubizzle.

To take a look at Abu Dhabi's current median property prices from a comparative perspective on an international scale, we compared 1 bedroom apartment prices for rent and sale in Abu Dhabi and Singapore.

With property prices always under scrutiny in the city, it would seem fair to step outside this the Abu Dhabi property arena and compare its median prices to those of another modern and relatively mature cities in terms of Real Estate, so we choose Singapore.

City comparison: In Abu Dhabi the average median rent for a 1 bedroom apartment per month for a property in a prime district ranges from AED 2,500 to AED 11,250 (A median price of AED 6,875). Comparative Property for Sale Highlight

City comparison: In Abu Dhabi the average median sale for a 1 bedroom apartment for a property in a prime district ranges from AED 905 to AED 2,566 per sqft (A median price of AED 1,736 per sqft). However, to buy a 1 bedroom home in Singapore would require a budget of AED 3,481 to AED 6,694 per sqft (A median price of AED 5,087 per sqft) - this is almost 4 times the price higher than the capital.  (*Data taken from Numbeo.com / propertyguru.sg)
