The November’16 ValuStrat Price Index (VPI) saw no general change in value for most locations monitored by the index. However, monthly uplifts of 1.6% -1.9% were recorded for mid to high-end villas located in Arabian Ranches, Palm Jumeirah, and Jumeirah Village. Additionally, monthly uplifts of 0.9% -3.1% were recorded for apartments located in Downtown Dubai, Motor City, The Views as well as Discovery Gardens. Property values in Motor City are now being recorded at only 5.2% lower than their 2014 peak. Conversely, some areas saw a monthly price drop that averaged -1.2% for both villas and apartments.

Compared to a 100-point base in Jan ’14, the November2016 overall residential VPI registered 97.5 index points, with no significant change in values when compared to the previous seventeen months and down 0.5% when compared to the same period last year.

During November, the villa market registered 96.7 points, down just 0.2% since January and the apartment market registered 98.0 points, down 0.6%since January.

ValuStrat’s overall VPI reveals:

  • Price to Rent Ratios - 20 years for villas and 14 years for apartments
  • Gross Yields – 5.5% for villas and 7.5% for apartments
  • Net Yields –4.4% for villas and 5.2% for apartments
