Exclusive residential and spa development ready for this summer

Parc du Cap, a prestigious AED 750 million project on the French Riviera by Caudwell Collection, is to be unveiled to potential Middle East investors at the end of May.

Real estate consultancy Core, UAE associate of Savills, will reveal the full details of the exclusive residential and spa development, which will be ready this summer, to would-be-buyers at their office - Ground Floor, Building 6, Emaar Square, Downtown Dubai - on May 23-24.

Parc du Cap comprises 88 apartments ranging from one bedroom apartments to four bedroom penthouses. Located in a residential area 200m from the 'Pinede' in Juan Les Pins, the two five-storey buildings are set in landscaped gardens surrounding the outdoor swimming pool.

David Godchaux, CEO, Core, UAE associate of Savills, says: "Historically the south of France has been very popular with investors from the Middle East, with many of our clients expressing interest on a regular basis. Despite this, it is rare for us to see a development of this great quality. We are confident it will be very well received by GCC investors who are already familiar with this part of France and who can appreciate the uniqueness of the project."

He adds: "Middle East citizens generally benefit from numerous tax advantages for their investments made in France, especially when a tax treaty is entered into between their country and the French national state.

"Depending on the provisions of these treaties, these tax advantages can consist of a temporary exemption of wealth tax and sometimes of capital gains tax for their investments made in France."

A survey earlier this year revealed over 61 per cent of the UAE's wealthiest individuals expected to make overseas property investments this year.

Neil Batty, group director of sales, Caudwell Collection, says: "I am delighted to announce the first of our many projects in the exclusive and highly desirable area of Cap d'Antibes, in the South of France - Parc du Cap.

"The development is ideally situated within easy walking distance of the popular beaches and restaurants of Cap d'Antibes and Juan-les-Pins. Juan-les-Pins is known for its 2km long sandy beach and acclaimed jazz festival. Antibes has a vibrant yachting community and Port Vauban is Europe's largest yachting marina. Glamorous Cannes is just 5 miles away and offers major events throughout the year with unrivalled shopping and world renowned restaurants. Nice and its international airport are just 16 miles away."

Each of the elegant apartments have private terraces, some of which have sea views, while the penthouses have a private swimming pool on the roof top with panoramic views of the Côte d'Azur.

The spa area includes outdoor and indoor swimming pools, Jacuzzi, steam room, ice room and gym. There are also private massage and treatment rooms for residents wishing to book a spa treatment. There is also a tennis court. A 24-hour concierge service is available.

"Parc du Cap really is a unique offering. There has been very little development in the area and certainly not at this level of detail and specification," said Alex Balkin, head of Savills French Riviera.

"Parc du Cap is exceptional because it ticks all the boxes. Sea views, a contemporary design, luxury interiors, generous landscaped grounds, pool, spa, tennis and more in a completely secure site, elegantly set in a sought-after, prestigious location, a short walk from sandy beaches, a prime concert venue, restaurants and bars, and close to a major international airport."

One bedroom apartments are priced from €599,950 and the penthouses from €4,500,000.
