Omniyat, a Dubai-based developer, has three new projects worth around $1 billion in the design stage within Dubai, its CEO told Zawya Projects in an exclusive.

"The three new projects include a retail project, a residential building, and a five-star hotel in the Downtown Burj Khalifa [already in an advanced stage of design] in Dubai," said Mahdi Amjad, Executive Chairman and CEO at Omniyat Investments & Management.

He declined to name the architects but said they were global firms new to Dubai and it was "too early to talk about construction timelines."

Amjad also added that the developer's other three mega projects, worth $1 billion, which comprise the $545 million (AED 2 billion) One at Palm, the $256 million (AED 900 million) The Sterling in Downtown Burj Khalifa and the $163 million (AED 600 million) Anwa in Dubai Maritime City, will be unveiled at the Cityscape Global 2014 event to be held between September 21 and 23, 2014 at the Dubai World Trade Centre in the UAE.

He said the One at Palm will be 100 meters tall, featuring 90 apartments and a 20,000 square feet loft. The residential tower is being be designed by Soma from New York, Super Potato from Japan and Vladimir from Lebanon.

Developed and self-financed in a an equal joint venture partnership between Omniyat, as project developer, and Drake & Scull (D&S) International PSJC as contractors, the project will break ground in October, with completion expected in 2017.

Meanwhile, the contractors for the 30-storeyed The Sterling, a twin-towered residential development located on a 10,000 square meters plot, have been shortlisted, he added.

"Contractors have already been short-listed for the main contract, which will be awarded soon. Main construction work will start around January next year with completion around end-2016 or start of 2017," he said.

Al Dhafra Pipeline & Contracting Company (APCC) will carry out the enabling works, FHSI Architects are the project architects and Hong Kong-based firm Steve Leung Designers are the interior designers, he added.

Amjad said contractors have also been shortlisted on the 40-storeyed cylinder shaped Anwa residential tower, which will complete by 2017.

"We have already shortlisted the contractors for the first construction package for the project, which we plan to award this month. We are envisaging to break ground in October," he said.

NAGA Architects has been appointed as architect of record for the building, according to the developer.
