The UPC has worked collaboratively with Aldar Properties on revisions to the original Al Raha Beach East Master Plan, resulting in significant improvements.
Abu Dhabi, Monday 27th January 2014: The Abu Dhabi Urban Planning Council (UPC) and Aldar Properties have worked closely together to revise the Al Raha Beach East Master Plan, which has now been approved through the UPC's Development Review Streamline process.
Al Raha Beach is a mixed-use development being constructed adjacent to the E10 Highway on Abu Dhabi Mainland, close to Yas Island. The development consists of reclaimed land along the coast with a series of canals and islands interlinked by boulevards creating a unique waterfront community stretching over 20 kilometres.
The development has been designed to accommodate a future public tram line that will connect to the wider Abu Dhabi rail and public transportation system, as well as numerous water taxi stations along the canals. Reclamation and infrastructure works commenced in 2006, today Al Raha Beach has iconic developments such as Aldar HQ and real communities in Al Bandar, Al Muneera, and Al Zeina. Al Raha Beach East is the first phase of the overall Al Raha Beach development and will provide over 3,000 apartments, townhouses and villas as well as 50,000 square meters of prime Grade A office space. Future phases include Al Raha Beach West and, overall, an estimated residential population of approximately 60,000 is planned.

The three-part Master Plan includes plans for public realm typologies, infrastructure, streetscapes, land use, community facilities, and civil defence access within the Detailed Master Plan Report. Detailed Development Control Planning Guidelines in Part 2 of the Master Plan outline the urban design and architectural controls for each of the six zones within the development. Part 3 of the Master Plan includes the Plot Regulation Sheets for each of the nearly 250 plots within Al Raha Beach East. These Plot Regulation Sheets outline the permitted individual plot boundaries, setbacks, build to lines, GFA, height, FAR, car park ratios and area, typical building sections and massing diagrams.
