New master plan emphasises outdoors, green areas and decrease in built-up area in line with Dubai 2040 Urban Master Plan

Majid Al Futtaim Communities, part of Majid Al Futtaim Properties, announced on Wednesday an upgraded master plan for Tilal Al Ghaf, its flagship community in Dubai.
The revised master plan increases the community's outdoor areas, introducing more premium leisure opportunities, while decreasing the built-up area and density, the company said in a press statement.
Key highlights, according to the statement, includes a 20 per cent increase in greenery, increasing the size of the Tilal Al Ghaf Lagoon by 50 percent to a total surface area of 10 hectares, and two new beach clubs.
The total number of community parks will increase to more than 35, with additional landscaped areas and neighbourhood playgrounds, the statement said.
The initial Tilal Al Ghaf master plan, which was launched in 2020, allowed for a total of 6,500 homes and a GFA of 1.4 million across the three million square metre site. The new master plan features 3,500 homes and a GFA of 1 million square metres, linking back to the market demand for low-density communities, increased greenery, and larger, more exclusive homes.  
New neighbourhoods in the master plan include Lagoon Islands with expansive homes situated directly on the water and private beach access, and Alaya with configurable luxury villas.
The new master plan has retained its predecessor's walkable neighbourhoods connected by walking trails, and 15 kilometres of cycling and jogging tracks.
The statement noted that the upgraded master plan delivers to the Dubai 2040 Urban Master Plan and specifically, its key pillars of doubling Dubai's green and leisure spaces and increasing greenery to 60 per cent across the city.
