plans to develop, Tilal Al Ghaf, a mixed use community located near the intersection of Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street close to Dubai Sports City. The project will be developed in phases over a period of 10 years. The project will include the construction of a mixed use community spanning over a land area of 3,000,768.19 sq.m. It will consist of 6,500 freehold apartments, townhouses, bungalows, and luxury villas. The community will feature 4 neighborhoods, with the first 2, named Serenity and Harmony. Phase 1 will feature 800 homes and will also feature retail and office components as well. Serenity comprises 40 five- and six-bedroom luxury villas, while Harmony features units ranging from single-storey bungalows to 3 storey family villas. Villas and bungalows are available in mid-range to luxury layouts, and some will feature personalization options as well. Technology will be a key part of the residences, which will include 'smart home' systems to control thermostat, lighting, room audio, and locks. The 3,000,768.19 sq.m development will feature walkable neighborhoods, in addition to 399,483.072 sq.m of landscaped open space, 18 Km of walking trails, and 11 Km of cycling paths. Lagoon Al Ghaf, a 70,000.1181 sq.m swimming lagoon with a 47,999.7492 sq.m water canal, with 400 m of beachfront, and a 1.5 Km of waterfront, will also be a part of the project. Additional facilities within the community include retail units, a boutique hotel, a healthcare clinic, a 2,000-student school, 3 nurseries and recreational units overlooking Lagoon Al Ghaf, named The Hive, Club Hive, and Hive Park Parsons Overseas Limited (Dubai Branch)
