Cairo, Egypt:

Misr Italia Properties, one of the leading Egyptian real estate developers, announced the launch of two new phases at its flagship project “Vinci” in the New Capital, as part of its expansion plan for 2021. Spanning over 110 acres, Vinci New Capital is located at the heart of the Diplomatic District, adjacent to the presidential palace, ministries’ premises, Opera House, Massa Hotel, and the Regional Ring Road.

The new launches provide a wider range of units and services in the residential areas that will exceed expectations. Como Lakes offer standalone villas, twin houses, and townhouses with spaces varying from 256 m2 to 693 m2.

Imperia Gardens’ smart buildings provide a wide variety of exquisite homes to cater for different customers with spaces ranging between 138 m2 to 315 m2. The smart building will include Garden villas for ground and first floors, and the Sky Villas for the 4th & 5th floor and 6th  & 7th floors. The apartments will be equipped with modern features and technologies, appealing to the modern Vinci community.

“The new launches at Vinci are a true translation of the company's strategy and vision to expand in the New Administrative Capital which is set to become the next business and development hub in Egypt and the region,” said Eng. Mohamed Khaled El Assal, CEO of Misr Italia Properties “At MIP, we have solid and sustainable plans to maximize our investments in the New Capital by introducing new projects and new phases in existing projects that cater to the evolving demands of our clients,” he added.

El Assal affirmed the company’s commitment to delivery and teaming up with renowned partners to ensure best in class quality for residents. To this effect, Misr Italia Properties has collaborated with Hany Saad Innovations to carry out interior and exterior design works, and Purescape, DMA and Callison RTKL master planning, landscape design, urban planning and landscape works at Vinci New Capital.

With a total investment of EGP 2.3 billion for the two new phases, they will consist of a total of 818 units, with the construction works set to begin in 2022 and delivery set to start by 2024. Misr Italia Properties started the initial construction works for Vinci in 2019 with EGP 500 million investments. As part of the company's investment plans for 2021, MIP aims to invest EGP 700 million to accelerate the construction works at Vinci New Capital.

Commenting on this significant partnership, Eng. Hany Saad, Founder and CEO of Hany Saad Innovations, stated “We are proud to cooperate with Misr Italia Properties to provide new and distinctive internal and external designs for the units. Vinci New Capital offers an exceptional opportunity to clients in which they can choose the exterior design of their own units and they will have more than one option to choose from promising luxurious lifestyle, open spaces, and uniqueness to all residents. In addition to providing special interior packages done by Hany Saad Innovations for Villa owners.”

Engineer Moataz Ezzat, Head of Urban Planning, Design and Site Coordination at DMA, commented “By working with Misr Italia Properties, we aim to provide never seen before designs and living spheres to suit all tastes and needs of residents looking for perfection.

“In cooperation with Callison RTKL, DMA worked on the master plan of Vinci to get a distinguished project that surpasses market standards and expectations.” he added.

“Our main objective is to create a landscape at Vinci to become an ideal place for customers who are looking for luxury and harmony, through wonderful simple designs, and distinctive elements of green spaces and landscapes.” stated Dr. Eng. Walid Shoura, founder of Purescape, a professional planning, urban and landscape consultancy service provider.

“Each phase at Vinci New Capital reflects a unique art era that proves that we are keen to keep up the pace of new innovative architecture trends, reflected in the landscape of the whole project,” he added.

Como Lakes is inspired by the Surrealism school of art and construction, a cultural artistic movement that goes back to early 1920s with developed painting techniques that allowed the unconscious mind to express itself. The standalone villas will be located within a separate island with unique surroundings and mesmerizing views. The phase is also set to offer big open spaces and views that include soft-scape and water features in addition to exquisite villas overlooking Vinci’s lake.

Vinci’s second phase, Imperia Gardens, is inspired from Art Nouveau style of architecture and construction, which is outstandingly famous for modern arts especially in architecture, paintings, graphic art and other art-related studies.

Moreover, The apartments will be equipped with modern technology features, including keyless home entries (by codes and facial recognition), Triple Play technology, motion detection light systems, intelligent lighting that automatically switch off when space is vacant, and co-working space on the ground floor including charging stations, Wi-Fi internet, and internal audio systems for corridors and common areas.

It is worth mentioning that the project provides an integrated commercial area with diversified services. VINCI Street, a large commercial street that the company has launched a few months ago, includes various commercial and entertainment facilities, and provides spaces for healthcare clinics.
