M3M targets NRIs for Golf Estate project

By Staff Report DUBAI - Non-Resident Indians in the UAE have a lifetime opportunity to own an apartment or a penthouse in a golf resort project in Gurgaon, Delhi, which offers the best combination of design, architecture, interior, and material at a very reasonable price.

The project, Golf Estate, is located at Sector 65, Golf Course Extension Road Gurgaon, and is being offered at road shows in Dubai and Abu Dhabi by M3M India Ltd, the 21st century visionary realty developer with a reputation for classic designer projects.

At the Dubai road show on Friday, Dr. Kunal Banerji, M3M's President , told Khaleej Times that the most interesting feature of Golf Estate is that the project is spread across 75 acres with 110 per cent of the total land left for greens and concrete development only on 15 per cent of the land.

"The location is the project's real charm. The extension road is the "Shaikh Zayed Road" of Gurgaon. The area will be soon connected by Metro making is more easily accessible," Banerji said.

In the project of Golf Estate there are 6 Iconic Towers and the entrance of each building opens up in an innovation of luxury and design as well as balconies of all the apartments are very spacious that they can be used as an entertaining arena of the house, these balconies have bamboo made slides that are movable making the façade of each tower different whenever you look at it.

Banerji explained that the three and four apartments are being offered at a very competitive price of Rs 10,100 per square feet. The apartment size being over 3,600 sq ft to 12,000 sq. ft. for penthouse, the price would range from Rs. 36 million to Rs 130 million. The layout of the penthouses is flexible to some extent, he added.

Banerji said that M3M acquired the land and then assembled the best team from around the world. The architectural design has been done by ARCORP of Canada and the designer golf course, which is inside the project, has been developed by Graham Cooke.

Similarly, interior designing and landscaping have been done by international specialists in their fields. The best authentic European material has been used for kitchen, bathroom and other fitting, he said.

The project offers a total of 1,550 apartments. Each apartment comprises of a family lounge, a powder room, kitchen area and master bathroom with five fixtures etc to name a few.

It boasts of two club houses, the main being a glass structure. It also has tennis centre and cigar lounge. The club house is approx 100,000 sq ft in area and the commercial land is about 70,000 sq ft.

The main highlights of the project are its landscapes and the water bodies, the cigar lounges, multi cuisine restaurants, the shopping arcade, the squash and badminton court, the ice skating ring and boating canal, the art gallery, the wellness spa and gym, golf training centre and tennis centre.

He said that they have got approvals for hospitality business, educational facilities, commercial outlets as well as special economic zones in the project in addition to residential apartments."With these approvals in hand, you will see some 20 to 25 new projects of high standard at Golf Course in the next three to four years," he added.

M3M Golf Estate, Gurgaon has turned into a great value proposition, even as the developers M3M got a prestigious award for developing this architecturally unique and most advanced project as yet in the entire Delhi-NCR region. Award to a project, which is in the beginning stage, may be rare among real estate developers in India, but the excellent design of Golf Estate did the thing for M3M.

"We launched the project in India in October, 2010 with 400 bookings on the launch day. The project was very well received," Banerji said. He said that this is M3M"s first road show in the UAE for the Golf Estate. "We know there are a number of NRIs who are looking for a luxury lifestyle and we have brought the Golf Estate for them," he said.

"We expect that 25 percent of the residents in the Golf Estate would be NRIs. We are also discussing with top real estate players in the UAE who deal with luxury properties to work as a team," he said.

He said that they would be exploring other Gulf countries once they are established in the UAE. The road show in Abu Dhabi is being held today.
