Noor International launches a Real Estate factory for the development of global investment projects

The factory brings together global companies within a network of alliances undertaking the "ABC" of real estate projects.
Beirut- "Noor International Holding" revealed the establishment of a real estate factory for the development of high-standard real estate projects in Lebanon and the region. The factory brings together international companies operating within a consortium of alliances and partnerships to transform Real Estate concepts into physical projects.

Noor International, a Beirut-based company, announced that its real estate factory will work within the framework of the "Ten Essentials of Real Estate", a theory viewed as the foundation of real estate development for any project, as explained by the Chairman of the Board of Directors, Engineer Dr. Mohammed Saleh, in his book, The ABC of Real Estate.

Saleh said: "Establishing a real estate factory will leave its imprint on the real estate industry, both at home and abroad, through global alliances arranged by "Noor International" in the fields of engineering, construction, marketing, management, and economic and environmental studies. These alliances constitute a gigantic entity to in the distinguished projects worldwide".

Saleh added that Noor International will be the main developer of the real estate projects. The company has started preparing of ready, distinguished and carefully-planned designs for submittal to investors. He indicated that the projects were ready for immediate on the ground execution in Arab and foreign countries.

Saleh views that establishing a real estate factory will strengthen the stature of Noor International as a pioneering global real estate development company, and increase its capacity to attract more investors from around the world. He hinted that the company will introduce CPP, a new real estate marketing concept, bound to achieve a breakthrough despite the global financial crisis.

Saleh, the initiator of the Real Estate factory's concept, indicated that Noor International was pursuing agreements with major global companies specializing in the real estate industry, be they building materials plants, consulting and services companies or marketing and operating companies, the latest being a strategic partnership agreement with Phillips Electronics, covering lighting, medical equipment and electrical appliances.

Saleh indicated that Noor International has made huge progress in negotiations with several international companies to joint its consortium of partners. He expects an announcement to be made shortly of new partnerships and alliances under the umbrella of this mega project. He also emphasized that several investment companies from Bahrain, Kuwait, Qatar, Lebanon, Iraq and Syria have expressed concern in the Real Estate Development Factory of Noor International.

Noor International Holding comprises 4 main sectors: Investment, Development, Media, Marketing and Sales. The company strategy revolves around entering into alliances with major companies in the said fields, to provide the best level of services, in accordance with the highest global real estate development standards.

According to the Chairman of the Board of directors of Noor International the TEN T's theory was based on the "Ten Essentials of Real Estate". The first Essential being project evaluation that is to be undertaken by Feasibility, an affiliate of Noor International Holding, through carrying out economic feasibility studies, market research and financial analysis of the project.

The second Essential is design, to be undertaken by Module Engineering Consulting International, a company owned by Noor International Holding. Also a strategic partnership links it with Bermello Ajamil (BA), an American architecture company established in Miami in 1939 that designed The World Islands in Dubai and other islands in Thailand, in addition to major water real estate projects in several countries.

The third and fourth Essentials are design and planning, to be undertaken by Emerson, an American company, by making out schedules for all works of the real estate plant projects and abiding thereby during construction.

The fifth Essential is financing, undertaken by Feasibility, by carrying out an economic feasibility, a "marketing, technical, financing and financial" study. Feasibility is tackling the said aspects to avoid losses or market rejection of the project. Feasibility always keeps scenarios to exit crises situations.

The sixth Essential is execution, as managed by Ihlas Constructions, a Turkish company established in 1970, with considerable experience in the management of all types of contracting works.

The seventh Essential is marketing. Noor International has set up a website under the name of "Homes Xpress". The website contains search engines for the largest network of real estate brokerage companies in the world and more than 1,230,000 real estate brokers. Noor International has also established "Inkspiration", a company specializing in the design of commercial advertisements, 3-dimensional films, sketches and website design, in addition to Al Aqaria Group, a company that executes advertising and media campaigns.

The Eighth Essential is handing over of the project, to ensure timely delivery high quality works. All companies are responsible in its turn to hand overwork each in their respective fields of experience and specialization.

The Ninth Essential is operation, as undertaken by Concierge, an affiliate of Noor International, specializing in Hotel management and tourist complexes and the management of residential buildings that provide hotel service.

The Tenth Essential, as explained by Saleh, relates to money collection and management of earned profit from the successes of all aforementioned Essentials and phases, thus truly reflecting the successful development of a real estate project executed by the Real Estate Factory of Noor International.

Saleh emphasized that the real estate factory will be responsible for the complex real estate development Essentials because, most often, the investor has neither time to follow them up nor experience to verify quality of completion thereof, in such manner as to save effort, cost, time and research of real estate development solutions of all aspects and ramifications.

Worth highlighting that Noor International has signed several solution partnerships agreements with major global companies like Philips, a Dutch company, leader in lighting and devices for medical equipment and household appliances, a partnership agreement with Huawei, a global Chinese communications and infrastructure company, and another with Panasonic on smart cities surveillance cameras and infrastructure.

The company has also recently signed a solution partnership agreement with LG International, which is a Korean company specialized in the technology of electric elevators, air conditioning and electrical appliances, and another agreement with Nivi Group International, a company specializing in the fight against environmental pollution.

It was Saleh who first initiated the concept of the Artificial Cedar Island Project, as submitted to the Investment Development Authority of Lebanon-IDAL, and the idea of building the largest furniture city in the world in the form of huge seats. Saleh also contributed to the development of Rose Tower, the tallest hotel in the world executed in Dubai. He also conceived the idea of "The Largest Globe in the World" which brings together major global investment companies within the framework of "the First Global Real Estate Market".

The expertise of Noor International dates back to 1995.
