New system to register residential units in Abu Dhabi

Abu Dhabi By the end of this year, residents across the emirate of Abu Dhabi should begin to ensure that any residential unit they choose to occupy is registered under the Municipality of Abu Dhabi City’s Tawtheeq system, a senior municipality official said in the capital yesterday.
This is because having a contract registered under the Tawtheeq system will be central to transactions involving rental contracts or leases, said Ali Al Hashemi, manager of the Tawtheeq project at the municipality.
“This system will not only keep a record of leasable units, but Tawtheeq-registered contracts will slowly become the only contracts that will be accepted during transactions involving rental documents,” Al Hashemi said.
Transactions
These transactions will gradually begin to be subject to the submission of Tawtheeq-compliant rental documents.
“However, it is up to property managers and not tenants to register the units with Tawtheeq,” Al Hashemi said. When the system was unveiled by the municipality earlier this year, the specified deadline for property management companies to register was June 30, while individual property owners were given till September 30.

“Even after this, if a property manager has not registered a unit and a tenant is unable to complete a transaction, he can submit a request to the municipality and we can ourselves register the property so that the tenant is not inconvenienced,” the official explained.
Many large property management companies have already registered their units within the municipal system, he said.
Meanwhile, Abu Dhabi Commercial Properties, one of the largest property firms in the emirate, yesterday started issuing tenancy contracts registered under Tawtheeq.
