BARWA announces latest BARWA Village news

BARWA Real EstateBARWA Real EstateLoading..., one of the premiere organisations in the state of Qatar, has announced the latest developments of BARWA Village development under construction in Al Wakra. BARWABARWALoading... has also unveiled, through Chairman Mr. Ghanem Bin Saad Al Saad and President of Business Developments- Qatar, Mr. Khalid Mubarak Al-Delaimi, the rental strategy, stages and dates of delivering commercial and residential units, as well as the types of commercial business allowed within the development. The announcement also specified the beneficiaries of the project according to a special priority, specifically tenants who currently occupy units scheduled to be redeveloped in phase one (A1&B1) Mohamed Bin Jassim Area - Mousharib, Doha.

In November 2008, BARWABARWALoading... launched its QR1.5 billion BARWA Village project, a multi-use development featuring residential and commercial units with a capacity of 13,000 residents. The 400,000 sqm BARWA Village is one of Qatar's major projects offering creative residential and commercial solutions outside the city of Doha meeting the demands of Qatari and Expatriate communities. BARWA Village is addressing the country's real estate challenges due to reconstruction in many areas of Doha.

BARWABARWALoading... reconfirms its promise to deliver the project in the first quarter of 2010 - just 15 months after its launch - as originally promised by Mr. Al Saad during the launching ceremony in 2008, when he stated "we confirm the Board of Directors commitment to the promise BARWABARWALoading... has taken in ensuring the same high quality of lifestyle for communities outside Doha as those in the city's urban areas. BARWA Village is located near Al Wakra highway, close to Ras Abu Fontas, just 20 minutes from the center of Doha, and the building of this project will last only 15 months".

"BARWA Village project represents the creation of an integrated urban project, different from any other current project in Qatar. BARWABARWALoading... will give tenancy priority to tenants who currently occupy areas due to be redeveloped in the city of Doha,Mohamed Bin Jassim Area (Phase 1, A1&B1) - Mousharib, and will announce the removal stages shortly," Al Saad added.

Details of BARWA Village beneficiaries will be specified later along with a rental, distribution and transfer strategy which aims to meet the needs of occupants in areas under redevelopment. At a later stage, BARWA Village tenancies will be available to everyone after fulfilling the needs of the priority cases.

"BARWABARWALoading... always offers the highest standard of services through a strategy to serve all communities in Qatar. According to this principle, more than 12 months ago BARWABARWALoading... established and enhanced the role of ground research committees to study the needs of BARWA Village tenants in order to create accommodation whose rental prices are in line with current market prices," Al Saad added.

BARWA Village supports the vision of BARWABARWALoading... and shows clearly the company's commitment to be a major partner in the urban renaissance of Qatar. BARWA Village carefully balances the needs of tenants and residents in the surrounding area, as well as the various communities living in Qatar. More than 30% of the development is green space, designed to reduce carbon dioxide emissions. The project does not allow high-rise buildings, therefore reducing traffic congestion. The maximum height for residential buildings is Ground Floor, Mezzanine and First Floor, while civil buildings (school, nursery, club, administration building and mosque) are also ground plus two floors. Only the shopping mall, measuring ground plus three floors, will be taller.

As BARWA Village project embraces various service facilities and retail shops as well as shopping mall and school, the planning, operational and occupational strategy aims to make the project an attractive place for families to meet their daily needs. Accordingly, BARWA Village administration has determined the business activities. For all these we can say that BARWA Village will achieve self-sufficient and includes all the necessary facilities such as stores selling clothing and textiles, footwear, electronics, computers, furniture, medicines and jewelry. In addition, the development will embrace service outlets for car rental, money exchange and other financial services, advertisements and promotional services, travel and tourism, laundry, butchery, hair salon, photography, movie & DVD rental, as well as consultancy and employment services, restaurants, bakery and café. Business facilities will be distributed to serve the objectives of the project and in compliance with all laws and legislations of the State of Qatar giving priority for those currently occupying Mohamed Bin Jassim Area phase one (A1&B1) - Mousharib, Doha.

BARWA Village project's 18 residential low-height compounds (comprised of ground floor, mezzanine and first floor) present many residential and commercial options: 96 studios, 262 one-bedroom apartments, 100 two-bedroom apartments, while the commercial component features 918 retail shops.

Among the BARWA Village facilities are a 1,200 sqm health club with a 300 sqm swimming pool, 6,000 sqm international school for 900 students, 270 sqm, two-storey nursery, parking, green spaces, parks, playground, neighborhood center, 2-storey mosque accommodating 800 worshippers, medical clinic, 2-storey 1,400 sqm administrative building, 4,000 sqm shopping center incorporating ground floor parking and hypermarket, commercial shops in the first floor, restaurants and children's games on the 2nd floor. BARWA Village design integrates the facilities to encourage social interaction, provide a healthy lifestyle and enhance relations among the tenants. It must be noted that all BARWA Village residential and commercial units are offered for rent only.
