INDEX has the concept of a multi-functional tower that ensures that the building is utilized 24/7; that it is never vacant, increasing security and energy efficiency; holistically a building that exudes good vibes and energy. The building's orientation (East-West) incorporating structure, services and lifting on those East and West elevations that generate maximum heat loads in this particular climate is a considered design response to the overall performance of the building. The South elevation incorporates external shading for office areas and utilizes balcony spaces as shading for residential.
The 40 floors of residential apartments are located in the upper part of the structure to maximize views over the whole city of Dubai. The luxury apartments have been planned to achieve a wide variety of types and combinations of space. The additional top seven floors accommodate 12 unique penthouses which clearly command the utmost value because of their privileged position.
The 25 floors of Grade 'A' office space is massed towards the base of the building and creates flexible letting patterns within its overall accommodation mix. The office floors are designed to have no internal columns within the floor plates.
